When should I replace my boiler?

A plain-English guide from Addisons Plumbing & Heating, Gas Safe registered engineers covering East Kent.

The short answer

Most gas boilers last around 10 to 15 years. It’s usually time to replace yours when it is breaking down more than once a year, parts are hard to get, repair costs are adding up, or it’s an old non-condensing model. A new A-rated condensing boiler is more efficient, and a straight swap is usually fitted in one to two days.

Signs it’s time for a new boiler

  • Age. Over about 12 to 15 years, breakdowns become more likely and parts get harder to find.
  • Repeat breakdowns. Paying for repairs more than once a year adds up quickly.
  • It’s an old non-condensing boiler. Older floor-standing and back boilers waste a lot more heat up the flue than a modern condensing boiler.
  • Hot water problems that keep coming back, such as lukewarm water or long waits.
  • Safety concerns, such as soot marks, a yellow flame (on older boilers with a visible flame) or a carbon monoxide alarm going off. Switch off and call an engineer.

Repair or replace?

If the boiler is under about 10 years old and the repair is straightforward, repairing usually makes sense. If it is older and the repair is expensive, it is often better to put that money towards a new boiler with a fresh warranty. We will tell you honestly which we think is better.

How long does it take?

A like-for-like swap is usually one day. Moving the boiler, or converting from a hot water cylinder to a combi, usually takes two to three days. See combi or system boiler for help choosing.
